Your Best Year Ever: Ten Prospecting Activities You Can Do NOW!
The following are 10 things you can do right now that are proven, effective and certain to increase your business potential. The key is to JUST DO IT!
- Do your AVP mailing and calls. The best business is sphere business and the best way to contact them is LIVE. Start with the mailing, follow it up with a phone call.
- Call 20 people you know and see how they are doing. Get in flow with the people you know. The key to the whole thing is DOING it. Create the list, call them and ask FOUR questions (Family, Occupation, Recreation, Dreams) and listen for the change in their lives.
- Knock on 25 doors around your listing. It's called Zone Farming and the National Association of Realtors says it works. Every time a sign goes up in a yard, another one goes up within a quarter of a mile within 7 days. Why not YOUR sign?
- Have an Open House and personally invite 20 neighbors. Neighbors are great traffic, sometimes know a Buyer, create a buzz for your Open House and you just might find the next Seller in the neighborhood.
- Call your most recent client, see how they're doing and ask for a referral. That last closing you had, they might miss you. Call them and see how they like their new place, see who else they know that might be moving.
- Stop at five FSBO's and ask if you can see their house. FSBO's are Sellers. They put a sign in their yard. They give you their phone number. Go see them. Try this: "Hi, I'm_________ from CBRB, I see you have your house for sale. Would you mind showing it to me?"
- Call five expired listings and ask why their home didn't sell. Most expired listings re-list. Most do it within a week. Get on their list. Show them YOUR marketing plan.
- Go to a social function and talk to 5 people about real estate. Get out. Be proud. People who know you're in the business will talk to you about the business. The more people who chat with you about real estate, the more people who will call you when they need help.
- Target market a buying neighborhood for one of your listings. Take your list price and multiply it by .66. Find a neighborhood in that price range and invite THEM to your open house or send them a Just Listed card. People buy up to 50%. So, there's your target market.
- Pick two of the above and JUST DO IT.
